Dormers, attics and cottage roofs in Arnada, Vancouver, WA 98663

In Arnada, plenty of older houses have had their attics turned into bedrooms, and the dormers, skylights and knee walls added along the way decide how the roof behaves.

Arnada sits just north and northeast of downtown Vancouver, close enough to our Main Street office that we can often be on a roof the same morning someone calls. The neighborhood is made up of older homes on a regular street grid, many of them one-and-a-half story houses with a steep main roof. Over the decades, owners have opened up those attics for bedrooms, offices and kids' rooms. That usually meant cutting in a shed dormer, a pair of gable dormers or a skylight, and each one put new seams in a roof that was never planned for them.

Most of our Arnada calls trace back to one of those later changes rather than to the original roof. A tired dormer flashing, a low skylight curb or an airless finished attic causes trouble long before the shingles wear out. More owners are also adding detached cottages and studios out back, and those small roofs come with their own set of choices.

Dormers and finished attics on Arnada houses

A shed dormer is the most common change we see on Arnada roofs. It adds headroom, but it also creates a long, low-pitched roof plane that meets the main roof at a shallow angle. If the shed roof was shingled at too low a pitch, rain backs up under the tabs and shows up as a stain on the bedroom ceiling below. Gable dormers bring a different problem: two short valleys and two cheek walls on each one, all of them places where step flashing and siding have to work together. Opened up, these areas often show one long bent flashing piece instead of proper steps.

Finished attics add a hidden issue. When the slopes are drywalled right up to a flat ceiling, the rafter bays become the only path for air. Many were packed full of insulation with no gap, so warm, moist air from the rooms below condenses on the underside of the roof deck. We look for rusty nail tips, dark staining and soft plywood around the eaves. Fixing it may mean adding baffles, a continuous ridge vent and better soffit intake.

How Arnada's long wet season tests roof seams

Vancouver's rain season runs from fall well into spring, and most of it falls as light, steady rain that keeps roofs wet for days. That kind of weather is hard on any seam that depends on caulk or roofing cement, because the patch stays damp and soon lets go. Skylights in Arnada attics often show it first: the leak starts as a drip on the lower curb after a long gray week, not during a downpour. Fallen leaves from neighborhood shade trees pile up against dormer walls and behind skylights, holding water right where the flashing is weakest. During an occasional ice storm, the low shed sections are where ice and slush sit longest.

Our way of handling an Arnada attic or cottage roof

We start inside, in the finished room under the problem, and then look at the same spot from the roof. That tells us whether we are chasing a flashing leak, a skylight seal or condensation. For backyard cottages and studios, we talk through pitch first, because a shed roof with very little slope often needs a low-slope membrane instead of shingles. Rebuilding the flashing around a single gable dormer typically runs $935 to $2,260. These are typical ranges, and the real price comes after we see the roof.

Roofing questions from Arnada

Why does the bedroom under my Arnada shed dormer get a water stain?

Most often the shed roof is too flat for the shingles on it, or the flashing where it meets the main roof was never lapped correctly. Water creeps uphill under the tabs during long rains. We check the pitch and the joint, then either rebuild the flashing or switch that section to a low-slope membrane that handles slow drainage.

What roof works best on a new backyard cottage in Arnada?

It depends on the pitch. A gable roof steeper than about 4 in 12 can take the same architectural shingles as the main house so the two match. A low shed roof usually does better with a membrane or standing seam metal. We look at the plans, confirm permit needs with the City of Vancouver, and price both options.

Can you add ventilation to a finished attic room in Arnada without tearing out the walls?

Often yes. We can usually add a continuous ridge vent from the roof side and open up intake at the eaves, then check whether air can move up the rafter bays. If the bays are packed solid, some baffles may need to go in during a reroof, when the deck is open and we can reach them from above.
