Fixing leaking and sagging gutters in Vancouver, WA
A gutter that drips at the corner, pulls away from the fascia or holds standing water does not always need replacing; most of the time one section needs work.

Most gutter problems can be repaired without replacing the system. Leaking seams and corners get cleaned and resealed, sagging runs get new hidden hangers screwed into the rafters, and loose downspouts get reattached. If the gutter has many leaking joints, rust holes or rotted fascia along its length, replacement usually costs less over time.
Gutter repair is spot work on a system that is mostly sound. A corner miter that has started dripping, a run that sagged after a heavy load of wet needles, a downspout that got knocked off by a ladder or ripped loose in a windstorm. These problems are common and usually quick to fix, and they are worth fixing soon, because water that misses the gutter lands on fascia, siding and the foundation.
We look at the cause as well as the symptom. A sag might be a missing hanger, but it might also be fascia that rotted from years of a slow drip. Reattaching the gutter to soft wood will not hold. If the board is bad, we replace that section of fascia first, then rehang the gutter on solid wood with screws instead of spikes.
The most common gutter failures
Leaking corners and end caps top the list. The sealant inside a miter dries out and cracks over a few winters, and water starts dripping through the joint. Next is sagging, which almost always traces back to the old spike-and-ferrule hangers. Each time the gutter fills with wet debris, the extra weight pulls the spikes a little further out of the fascia, until the run bows and holds a pool of water in the middle.
Downspout trouble is close behind. Elbows separate, straps let go, and the outlet where the downspout meets the gutter clogs with a ball of needles. When that happens, the whole run backs up and spills over the front. Slope problems also show up, especially after a house settles or a section has been rehung by hand, leaving water sitting at the wrong end. Standing water breeds mosquitoes and adds weight, and over time it corrodes the gutter floor.
Repairs we handle
Most repair visits cover several small items at once. We clean the gutter first, since you cannot reseal a dirty seam or judge the slope of a run full of debris. Then we work along the system, fix what we find and run water through it to confirm it drains to every outlet before we leave. Anything we could not fix on the spot gets photographed and priced so you can decide on it later.
- Resealing corners, end caps and outlets
- Replacing spikes with hidden screw hangers
- Resetting slope on runs that hold water
- Reattaching or replacing downspout sections
- Patching small holes and splits
- Replacing short sections of rotted fascia
When repair stops making sense
Repair is the right call when the problem is limited to a few spots and the gutter itself is in decent shape. It stops making sense when the trouble is everywhere. Sectional gutters with a seam every ten feet will keep developing new leaks as the sealant ages. Old steel gutters with rust working through the bottom cannot be patched for long. And a system that is too small for the roof will keep overflowing no matter how well it is sealed.
We give you an honest call on this. If a repair is going to buy you several good years, we will do the repair. If you are likely to be paying for the same fix again next winter, we will show you the numbers on new seamless gutters and let you decide. Often the fascia condition behind the gutter is what settles it. Rot along the whole length means new gutters and new boards together.
Storm and ladder damage
Wind, falling limbs and ladders account for a lot of sudden gutter damage. A fir limb can crush a run or rip it off at the hangers. If the damage came from a storm, your homeowner's insurance may cover part of it, and we can photograph and document the damage so you have what the claim needs. If a limb also hit the roof, we look at the shingles and decking above the damaged gutter, since the roof damage is often the bigger part of the claim.
Signs your gutters need repair
Drip at one corner
A steady drip from a single miter or end cap during rain usually means the sealant inside has failed.
Gap behind the gutter
Daylight between the gutter and the fascia shows hangers have pulled loose from the wood.
Standing water after rain
Water still sitting in the gutter a day after rain means the slope is off or an outlet is blocked.
Loose downspout elbows
Elbows that have separated or swing in the wind dump water right against the foundation.
Peeling paint on fascia
Blistered or peeling paint right behind the gutter points to water getting behind the back edge.
Spikes backing out
Gutter spike heads sticking out from the front of the gutter are pulling loose and will sag soon.
How we handle gutter repair
Clean and inspect
We clear the gutters and downspouts so every seam, hanger and outlet can be seen and the slope can be judged.
Mark the problems
Leaks, loose hangers, slope issues and damaged sections get marked and photographed so you can see what we found.
Price before work
You get a short list of repairs with prices, plus a replacement number if repair no longer makes sense.
Make the repairs
We reseal joints, add screw hangers, reset slope, fix downspouts and replace bad fascia, working section by section.
Water test
We run water through each repaired run with a hose to confirm the leaks are stopped and every outlet drains.
Typical gutter repair costs
Gutter repairs are priced by the work involved, not per foot. A single resealed corner is a small job; rehanging a long sagging run with new fascia behind it is much bigger. These are typical Vancouver-area ranges, and we confirm the price after looking at your gutters up close.
| Job | Typical range |
|---|---|
| Reseal corners and end caps | $165 to $385 |
| Rehang a sagging run with screw hangers | $245 to $615 |
| Replace a downspout and elbows | $185 to $465 |
| Fascia section plus gutter rehang | $485 to $1,270 |
Height, the number of separate problems and how much fascia has rotted behind the gutter drive most of the cost. See every service side by side in the roofing price guide.
Why gutters wear out early around Vancouver
Gutters here carry water for most of the year, from the first fall rains in October through the wet spring. Wet fir needles are heavy, and a gutter loaded with them for weeks pulls hard on its hangers. That is why so many sags we fix are in neighborhoods with big conifers, like Felida and the older parts of Salmon Creek. The rare ice storm adds even more weight, and many sags first appear the week after one. Most of these can be rehung if caught early.
East winds out of the Columbia River Gorge add stress of their own. In Cascade Park, Fishers Landing and over in Camas, we often find downspouts torn from their straps and gutters lifted at the ends after a windy night. Screw hangers and extra straps on windward walls fix most of it. On older homes near downtown, like those in Hough and Arnada, the gutters are often hung on original fascia that has seen decades of rain, so we check the wood closely before rehanging anything.
Gutter Repair questions
Is gutter repair worth it or should I replace the whole system?
Repair is worth it when the problems are limited to a few corners, a sagging run or a loose downspout. Replacement makes more sense when sectional gutters leak at many seams, steel gutters are rusting through, or the system is too small for the roof. We price both so you can compare.
Why does my gutter repair keep failing at the same corner?
Usually because the sealant went on over dirt or oxidation, or because water is hitting that corner harder than the gutter can handle. A valley dumping onto one corner often needs a splash guard or a larger outlet. We clean the joint to bare metal and look at the cause.
Can you do gutter repair on a two-story house?
Yes. Most of our gutter repairs are on two-story homes, and we bring the ladders and stabilizers to work safely at that height. Three-story walls and steep lots take more setup time, which can add to the cost, but they are routine work for our crews.
Will homeowner's insurance cover gutter repair after a storm?
Sometimes. If a falling limb or a windstorm damaged the gutters, your homeowner's policy may cover the repair, minus your deductible. Wear and slow sagging are usually not covered. We photograph and document storm damage so you can share it with your insurer.
