Orchards is an unincorporated community in east Vancouver, east of I-205 around Fourth Plain Boulevard, and the name points to its past as fruit and farm country. As land was split up, subdivisions filled the gaps between older houses that kept their bigger lots. Many of those older parcels still have a detached garage, a hobby shop or a small barn, and those buildings often have roofs nobody has looked at in years.
So an Orchards call is rarely just about the house. A homeowner phones about a leak in the hallway, and we also find rusted screws on the shop's metal roof and a sagging garage ridge. We are happy to quote one building or all of them. Having one crew handle every roof on the property means a single schedule and matched materials.

Old parcels and new tracts: roofs in Orchards
The older Orchards houses vary a lot. Some are small farmhouses with steep gables, others are 1950s and 1960s ranches built when the area first started to fill in. Their roofs may have been replaced two or three times, each with whatever was on sale. The outbuildings are usually the neglected part. We see corrugated metal with worn-out rubber washers, garages with sagging rafters, and shops where someone laid shingles on a pitch too flat for them. Each one gets its own plan: repair, re-screw, overlay or a full rebuild from the rafters up.
The newer Orchards subdivisions are more predictable. Most are composite roofs from the 1980s through the 2000s, and the oldest of those are due for replacement now. Typical issues are brittle tabs on the south side, worn ridge caps and cracked boots around plumbing vents. Matching new shingles to a roof that is 15 years old can be hard, so on a partial repair we bring samples first and compare them in daylight.
Orchards wind, rain and sun on roofs
Orchards is far enough east to catch a share of the Gorge wind each fall and winter. Older outbuildings with loose panels feel it first, and a single lifted sheet can peel back in one gusty night. On houses, wind lifts tabs that have lost their seal strip, then rain gets under them. The long wet season is hard on shop roofs with no underlayment, since condensation drips from the bare metal onto whatever is stored inside. Open lots also take full summer sun, so south and west faces age fastest here.
How we price and plan Orchards projects
We walk every building you want looked at and give each its own line on the quote. A tear-off and new composite roof on a 1,700 square foot Orchards ranch commonly runs $12,650 to $21,400. Re-roofing a two-car detached garage in metal often lands around $4,380 to $9,150. Treat both as typical ranges; the real figure depends on decking, pitch and access. For shops, we can add a vapor barrier under new metal to stop drips.

Can you reroof my Orchards shop or pole barn along with the house?
Yes. We often handle the house, a detached garage and a shop on the same Orchards property. Each building gets its own line on the quote, and you can do them all at once or spread them out. For metal shop roofs we can re-screw, replace panels or install a new roof with a barrier underneath to stop condensation.
Why does my metal shop roof in Orchards drip even when it is not raining?
That is usually condensation. Warm, damp air inside the building meets the cold metal and water beads on the underside, then drips. It is common on shops with no insulation or barrier under the panels. Fixing it often means adding ventilation, a barrier or both. We look at how you use the space before suggesting a fix.
Will new shingles match the rest of my Orchards roof after a repair?
Not always exactly. Shingles fade with sun and lose granules, and product lines change over the years. We bring samples to compare against your roof in daylight. On a small repair the difference is usually minor. If the repair is on a front-facing slope, we will tell you honestly how it is likely to look.
