A typical roof repair in the Vancouver area runs about $385 to $1,460, depending on what failed and how steep the roof is. Most small repairs are finished in one visit. We find the cause first, fix that part, and tell you honestly if the roof is near the point where patching stops making sense.
Most roof problems we see around Vancouver come down to a short list of parts: shingles, flashing, vents, valleys and the wood underneath. A roof repair visit is where we sort out which one failed. We walk the roof, look at the attic from below, and match what we find to the symptoms you described. Then we explain the fix in plain terms before any work starts.
This page covers the general repair call. If you already know the problem is a specific part, such as a cracked pipe boot or a lifted chimney flashing, the dedicated pages go deeper. If you are not sure, start here. Our roofers handle composition shingle, metal, cedar shake, low-slope and tile roofs, so the person on your roof can repair what is actually up there.
What usually breaks on a Clark County roof
On composition roofs, the weak points are almost always the edges and the openings. Ridge caps crack and peel after years of sun and wind. Rubber pipe boots dry out and split. Step flashing along a wall works loose when siding is replaced and the flashing gets bent or skipped. Valleys collect fir needles, hold water and wear through faster than the open field of the roof. Each of these shows up as a different kind of leak, which is why we look before we price anything.
Older roofs add their own problems. On a 1980s or 1990s house, the original decking around the eaves may have softened from years of gutter overflow. On cedar shake, individual shakes split and curl. On low-slope porches and additions, seams in rolled roofing open up. A repair that ignores the root cause, like caulking over a split boot, may stop a drip for one winter and then come back worse the next.
How a repair visit works on the roof
We start on the ground, looking at the roof lines, gutters and any sagging areas. Then we go up and check the area you flagged, plus the parts that commonly fail on your type of roof. If it is safe, we look in the attic for wet insulation, stained sheathing or daylight around vents. You get a clear explanation, a price for the repair, and photos of what we found before anything gets torn off.
- Ground check of roof lines, gutters and sags
- Close look at the reported trouble spot
- Attic check for staining and wet insulation
- Photos of what we found, shared before work
- Repair done with matching materials where possible

Matching materials on an older roof
A patch should blend in and seal like the rest of the roof. For composition shingles, we try to match the brand line and color, but shingles fade, and some lines are discontinued. When an exact match is not available, we pick the closest color and tell you up front so the patch does not surprise you. On the back or a low-visibility slope, a close match is usually fine. On the front of the house, it matters more.
For metal, cedar and tile, matching is about profile as much as color. A metal panel has to lock into the neighboring ribs. Replacement shakes need the right thickness and length so the courses line up. Concrete tiles come in many profiles, and we may pull spare tiles from a hidden area to fix a visible one. We keep the roof watertight first and make it look right second, but we aim for both.
When repair stops being the right answer
Repair makes sense when the damage is local and the rest of the roof still has life. If shingles are brittle across every slope, granules are piling up in the gutters, and leaks keep showing up in new places, repair money starts going into a roof that is finishing its run. In those cases, we tell you directly, give you the repair price anyway, and add a rough replacement range so you can compare. You decide which way to go.
Signs your roof needs a repair visit
Ceiling or wall stain
A brown ring that grows after rain points to water getting past the roof, even if nothing drips yet.
Shingles on the lawn
Pieces of shingle or ridge cap in the yard after a windy night mean part of the roof is now exposed.
Lifted or curled edges
Tabs that stick up or curl at the corners let wind-driven rain slip underneath and break the seal line.
Daylight in the attic
Light showing around a vent pipe, chimney or along the ridge means there is an opening water can follow.
Soft spot underfoot
A section of roof that flexes or feels spongy usually has wet or rotted decking below the shingles.
Damp attic insulation
Matted, wet or moldy insulation tells you water has been getting in for a while, often without a visible drip.
How we handle roof repair
Call and describe it
You call (360) 803-6405 and tell us what you are seeing, where it is, and when it shows up. That helps us bring the right materials.
Roof and attic check
Our roofer inspects the problem area, the common failure points for your roof type, and the attic below where it is safe to look.
Plain explanation and price
We show you photos, explain what failed and why, and give you a price for the repair before any work begins.
Repair the failed part
We fix the actual cause, not just the symptom, using matching materials and sealing the area so it sheds water like the rest of the roof.
Clean up and recheck
We pick up debris, check the gutters below the work area, and point out anything else worth watching on the roof.
Typical roof repair prices around Vancouver
Roof repair prices depend on what failed, how much of it needs replacing, how steep and tall the roof is, and what the roof is made of. The ranges below are typical for the Vancouver and Portland-metro area in 2026. They are not quotes. Your real number comes after we look at the roof and the attic.
| Job | Typical range |
|---|---|
| Minor repair (a few shingles or a sealant fix) | $385 to $740 |
| Moderate repair (flashing, vent or ridge section) | $690 to $1,460 |
| Larger repair with decking replacement | $1,350 to $3,280 |
| Steep or tall roof add-on | $165 to $520 |
Steep pitch, multiple stories, hard-to-match materials and rotted wood under the shingles are the biggest things that move the price. See every service side by side in the roofing price guide.
Why Vancouver roofs fail the way they do
Clark County roofs take a slow, steady soaking for most of the year, with rain from October through May and occasional atmospheric-river downpours that test every seam at once. Add the cold east winds that come out of the Columbia River Gorge in fall and winter, and you get a pattern we see constantly: shingle seals that let go on the windward side, ridge caps peeling in east Vancouver and Camas, and small leaks that only show up during a hard blow.
Tall Douglas firs make it harder. Needles pack into valleys and behind chimneys, shade keeps north slopes damp, and moss lifts the shingle edges. In older neighborhoods like Hough and Arnada, we also find roofs layered over old wood shingles, which changes how a repair has to be done. We plan for that before we cut into anything, so a small repair does not turn into a surprise.
Roof Repair questions
How long does a typical roof repair take in Vancouver?
Most roof repairs are done in a single visit of two to five hours once we are on site. Jobs that need decking replaced, special-order materials or dry weather for sealants may take a second trip. If it is raining hard, we can protect the area right away and come back to finish the permanent repair when conditions allow.
Can roof repair work on an older roof, or will you push replacement?
Roof repair can absolutely work on an older roof if the damage is local and the shingles still bend without cracking. We check the overall condition and tell you what we see. If the roof has a few good winters left, a repair is often the smarter spend. If it is failing everywhere, we will say so and give you both numbers.
Will homeowner's insurance pay for roof repair after a storm?
It depends on your policy and the cause. Sudden damage, such as wind tearing off shingles or a limb punching through, is often covered. Slow wear, moss and old age usually are not. We document the damage with photos and measurements you can share with your adjuster, and we explain what we found in plain terms.
Do I need to be home for a roof repair appointment?
Not always. We need access to the roof, and it helps to have the attic hatch reachable if the problem is a leak. Many homeowners are home for the first look so we can walk through the findings together, then head out during the repair. We share photos of the finished work either way.
